Ground floor condo,with adjoining courtyard, located in the heart of New Orleans historic French Quarter(VIEUX CARRE). 1 block from Bourbon Street, 4 blocks from Jackson Square & St. Louis cathedral,3 blocks from the French Market & the Mississippi River. Restaurants, night clubs, theatres, antique and art galleries & other upscale shopping within walking distance. The condo is located in the rear, away from the street, and generally very quiet. Guests often enjoy morning coffee in the courtyard.

The 1100 block of Royal Street is one of the most desirable residential blocks in the Quarter. Our condo at 1117 Royal is just steps from the Nicholas Cage home at 1140 Royal(recently at IRS auction for unpaid taxes) and 2 blocks from the Brad Pitt-Angelina Jolie home on Governor Nichols St., the cross street.


Decorated with antiques, oriental rugs, and works of art. Queen Size bed with Tempurpedic mattress in the bedroom and full kitchen with granite countertops, over-range microwave and coffee maker. Desktop computer with broadband(cable) internet connection, and Skype. There is also WIFI if you'd like to bring your laptop. Sony Bravia 52" 1080p HDTV, DVD player with a small library of movies, including several set in New Orleans. High Definition cable television. Also,there is telephone service with unlimited calls to the the U.S. and Canada.

This 1 bedroom 1 bath condo is best suited for a couple or an individual, and we limit our exchanges to TWO guests. This is a second home for us and therefore non-simultaneous exchanges are no problem at all. We are additionally open to simultaneous exchanges. The condo has been pet free for many years, so there is no problem for those with pet allergies. However, we are cat lovers and are more than glad to care for one or more cats during an exchange. We have a cat located only at our primary home--but not in New Orleans. NOTICE: This is NON-SMOKING condo.

The climate is mild and moderate in New Orleans--except in the Summer. The summers are hot and humid and we do not recommend an exchange for New Orleans during the summer months unless you are prepared to deal with the heat and humidity. The condo has an excellent air conditioning system and virtually all buildings in New Orleans are air conditioned.

The French Quarter, also known as the Vieux Carré, is the oldest neighborhood in the city of New Orleans. When New Orleans (La Nouvelle-Orléans in French) was founded in 1718 by Jean-Baptiste Le Moyne de Bienville, the city was originally centered on the French Quarter, or the Vieux Carré ("Old Square" in French) as it was known then. While the area is still referred to as the Vieux Carré by some, it is more commonly known as the French Quarter today, or simply "The Quarter." The district as a whole is a National Historic Landmark, and contains numerous individual historic buildings. It was affected relatively lightly by Hurricane Katrina in 2005, as compared to other areas of the city and the greater region.
Many of the buildings date from before New Orleans became part of the United States, although there are some late 19th century and early 20th century buildings in the area as well. Since the 1920s the historic buildings have been protected by law and cannot be demolished, and any renovations or new construction in the neighborhood must be done according to regulations to match the period historic architectural style.

The summers in New Orleans are hot and humid. While the weather is mild and moderate during the rest of year, we do not recommend an exchange for New Orleans in the summertime unless you are prepared to deal with the heat and humidity.

We are retired and our exchange dates are very flexible. Because this French Quarter condo is a second home, we welcome non-simultaneous exchanges.
For exchanges in the U.S., Canada, and Mexico, we prefer 5 nights-1 week, 7-10 days at the most. For locations more distant from us, we are generally interested in exchanges of 10 days-2 weeks. However, since we can easily use London and Paris as stopping points before visiting our family in Amsterdam, 1 week exchanges there would be fine. We are not interested in exchanges for longer than 2 weeks.


Nuestros destinos

New York City at any time is always high on our list, as is AMSTERDAM (we have a daughter, son-in-law and granddaughter who lives there. We enjoy visiting major metropolitcan American cities, London, Paris, Madrid and other major European cities, Canada, Spain, Mexico, Argentina, and other Spanish speaking countries. We are especially interested in visiting the Northeast or Northwest USA, Colorado, or Canada during the summer.
NOTE, re: AUSTRALIA and NEW ZEALAND: I have chronic back problems that flare up with very distant travel. While I can do well with travelling to Europe or the Americas, I would be afraid to undertake an a more distant exchange, such as Australia or New Zealand.

We are Dave, a retired attorney, and wife Carolyn, a retired attorney/CRNA. We are experienced exchangers and have made 40+ domestic and international exchanges in the last 10 years. Our primary home is a lake house in Riverside, Alabama, near Birmingham, where our older daughter, son-in-law and two grandchildren live. Our younger daughter, her husband, and another grandchild live in Amsterdam.
We lived in New Orleans for many years and maintain the New Orleans French Quarter condo as a second home, which we love to exchange. We are amenable to both simultaneous and non-simultaneous exchanges. Our schedule is extremely flexible and we can do exchanges most anytime of the year, except Christmas, which we spend with family.
We very much like exchanges that allow us to stay in neighborhoods in large metropolitan cities, both U.S. and international (Canda & Europe, in particular). We want to be able to live like the locals, dine in area ethnic restaurants, and enjoy the culture. Because we like to escape the heat and humidity of the U.S. South in the summer, we are particularly interested in exchanges in Canada, the Northwest, or Northeast U.S. in July and August. Dave is conversant in Spanish and we are particulary open to exchanges in Spain and Central or South America.
