Our home is a newly remodeled beach-level condo on the family-oriented Mission Beach bay front. We have 1200 square feet of space, with large living, dining, and kitchen areas to go along with 3 bedrooms and 2 baths. The sandy bay side beach, grass, boardwalk, and bay is right outside the patio entrance. The Pacific Ocean is only a 2-minute walk from the front door. Create fabulous meals in the spacious, upscale kitchen with under cupboard lighting and tons of granite counter top space. The patio, facing Mission Bay, has a gas BBQ grill, a tile counter top, tables and seating for at least eight. Both bathrooms have new counter tops and cabinetry. Ceiling fans throughout keep the Mission Bay air circulating. There is a washer and dryer also.

Mission Beach is a narrow peninsula two blocks wide with the Pacific Ocean on one side and the sail bay on the other. Our home is on the bay side. Walk to many restaurants, bars, shopping, aquatic center (for renting jet skis, kayaks, wind surfers, catamarans, paddle boats, and sail boats) and recreation center with baseball diamond, tennis (1 minute walk) and basketball courts! Take a lesson in surfing or boating and enjoy cycling or walking. A nearby marina offers whale watching, ocean sport fishing, and para-sailing.

Walk to Belmont Amusement Park to ride the historic Giant Dipper Roller Coaster which is one of two original oceanfront roller coasters still operating on the west coast. World class dining can be enjoyed in downtown's Gaslamp Quarter, Old Town (delicious Mexican food) or La Jolla, each a ten-minute drive. Mission Beach offers gorgeous nightly sunsets, biking, wind surfing, water skiing, sailing, rollerblading, surfing, boating, and some of the country's most entertaining people-watching.

World famous Sea World is five minutes away and the San Diego Zoo is only 15 minutes, located in historic Balboa Park, the nation's largest urban cultural park -- home to 15 major museums, renowned performing arts venues and beautiful gardens. We are a half hour from Legoland and 40 minutes from the Wild Animal Safari Park.

We are a 1 hour drive from the mountains and 2 hours from the desert.

With all the activities that can keep you busy every day, there is nothing like relaxing on the beach!

Our home is not available for exchange from mid-May through August.

Average temperatures from September to May ranges from 77 degrees to 65 degrees. Come sample coastal, mountain, and desert environments all in one day.

We are a retired couple in our early 60s, living in Los Angeles. We have a married daughter and grandchildren living close by. Our son lives in New York City. We have been enjoying our beach home with our children, family, and friends for almost 30 years and now love bringing our grandchildren. Our interests include hiking, water sports, tennis, cultural activities,, and reading and relaxing on the beach. We are enthusiastic about our planned exchanges in 2013 to New York, Switzerland, and France.
